Short term rentals: what changes with the "growth decree"


The Fisco in the coming months intends to control the phenomenon of short rents, ie those offered by platforms such as Airbnb, Booking or Homaway.

Thanks to the 'growth decree', the Inland Revenue will be given the possibility to access the Web Housing database of the State Police, where it is necessary to communicate the generality of the tenants.

At the end of 2018 there were only 195,000 registered apartments. A figure that clashes for example with that of Airbnb, which in July 2019 records about 416.000 announcements.

The "Growth Decree" provides for fines of up to € 5,000.00 for owners of holiday homes who evade tax but also for sites that act as intermediaries, bringing together demand and supply (Airbnb). The latter are considered jointly and severally liable for the tax payment obligations on short-term lease agreements. They will also be held responsible for the payment of the tourist tax by tourists.
